It is ASSUMERD that Manana the Hervey Bates cottage(s) are this property but nothing as yet has been found to defintely claim that it is.

In making final settlement with you for my house at Maxinkuckee, I take much pleasure in saying that you have carried out your contract with me to my entire satisfaction in every particular.

When I made the contract with you last fall to build my cottage, I satisfied myself that you were sufficiently responsible to do the work w ithout any bond and so gave you the contract without any security whatever

It is therefore a great satisfaction to certify that the lumber and material furnished by you are fully up to the requirements of the specifications, and that the labor and workmanship are first class in every respect

You have performed your part of the agreement; honestly and promptly, and delivered my cottage to me on time, according to contract and with all bills of labor and material fully paid In my intercourse with you in superintending this building. I have always found you agreeable and desirous of doing your work to rny entire satisfaction, and I take much pleasure in giving you this letter, wholly unsolicited by you, as a mark of my esteem and confidence, and you are at perfect liberty to use the letter in any way you see proper.

I certainly wish you success in all your affairs, and with kind reagards I remain. Sincerely, Charles H. Coffin. - - Aug. 3, 1905


It is pausible that Coffin bought both Bates cottages, one was demolished for the above new cottage and when done the remaining Bates cottage was demolished -

At the top of the article Lake Maxinkuckee - the Beautiful By Joe S. Miller Indianapolis Star, Jul 2 1905 there were scenes of Lake Maxinkuckee and photos of cottages - tho nothing of mention of them - it was an article of ramblings of reminecences of past history/lengends of Lake Maxinkuckee. This was one and identified as the " Cottage"

Lake access - there was to have to been a access site here between this parcel of 1470 E Shore and the next which is 1480 but for as long as I can remember it has been grass covered and has had trees and brush overgrown in it - David Burns also stated that it was lake access when he worked on constructing the sea wall for one of the cottages in the late 1970's or early 1980's; as some of the brush had to be trimmed back to gain access to the lake front in order to pour cement; so the heavy cement mixer trucks would not traverse over the septic and main yard which was soft. It is shown of the plat maps of the past and present.

An excerpt from the East Shore Historic District describes Portledge as: “a two and a half story, wood frame, composite house. The house resembles a cube, with various extensions and additions to the sides and rear. The roof is hipped, with triangular dormers on the sides. A one story, screened-in porch extends across the main façade and around the south side. Siding is clapboard. Windows are single and paired, and are wood with double-hung sash.”

Except five (5) feet of the South side of Lot Thirteen (13). All in Section 22-T32N-R1E, Union township, Marshall county, Indiana.
