2022, Mar 11 - 2 residential buildings - one building will have
3 units and the 2nd building will have four units and an
English-style basement. Buildings will be 25 feet and 27 feet
in height respectively. Access will be off Coolidge Street with
an outbuilding for will be featured for golf cart parking.
Approximately 16.6% will be avaiable for greensspace.
Concerns for size of project, asethics, setbacks and parking on
Lakeview Street and trafic flow and safety - project managers
withdrew their request until modifications to the project can be made.

2022 - May 26 - Town council passed a rezone ordinance from C-2 to Planned Unit Develoment.
The Culver Town Council members passed a rezoning ordinance Tuesday night that would rezone
the parcels at 415 Lakeshore Drive from Commercial (C-2) to Planned Unit Development.
The change came as a developer would like to put in a housing project at that location. In
response to public feedback in April during a Culver Plan Commission meeting, the developer
scaled down the initial project from seven residential town homes down to six, decreased
overall density, and increased green space.
With the changes, the Plan Commission members agreed to send a favorable recommendation for
approval to the Culver Town Council that has the final action on the request.
Items were added to the ordinance after the first reading earlier this month that dealt with
legal descriptions and certificates of recommendation from Culver Plan Commission so there
was a motion to change it to a first reading, rather than the second reading advertised on
the agenda. The council members then approved the first reading and eventually passed the
ordinance on all three readings with Councilman Rich West abstaining from each vote.

PLEASE TAKE NOTICE: Notice is hereby given that a petition has been tiled by
Mirar Custom Homes to approve rezoning the property located at 415 Lakeshore
Drive, Culver, IN 46511 from a C-2 zone to a PUD (Planned Unit Development).
The petitioner requests a primary and secondary review of the PUD and asks the
Plan Commission to approve the rezoning pending the approval of variances of
development standards for a PUD, which will be scheduled for a BZA hearing at a
later date. The parcel number is 502116303082000014. The property is currently
zoned C-2.
2023 - Apr 13 - Culver Town Council Adopts Rezoning Ordinance for 415 Lakeshore Drive

The Culver Town Council members reviewed an ordinance Tuesday night that concerns the rezoning of the
property at 415 Lakeshore Drive from Commercial-2 (C-2) to a Planned Unit Development (PUD).
The proposed plans for the property include the construction of single family residential units with
garages/accessory structures. The property formerly housed the City Tavern restaurant which was
destroyed by a fire in October 2019.
An attorney representing the developers said variances were worked out with the town and went to the Board
of Zoning Appeals where unanimous approval was given. The Culver Plan Commission also unanimously approved
moving forward with the process of rezoning.
He noted various documents that support the residential development including a letter of support from
Culver-Union Township Fire Chief Terry Wakefield regarding fire and safety access, as well as from Utility
Superintendent Bob Porter regarding handicap parking spaces on Lakeshore Drive which are in addition to what
parking would be available for the units.
The property was under litigation concerning variances which were previously addressed.
There were no other comments and the Culver Town Council members unanimously approved the first reading of the
ordinance. They then voted to suspend the rules and unanimously approved the second and third readings of the
ordinance.

2023 - OCt 5 - The Lofts at 415 have broken ground - by Patricia Stallings
